The Pacific Real Properties Group Syndicated Ownership Model
Many of our clients have asked us what property syndication is and why we decided to offer this model of real estate ownership to our investors. In today's market, an individual real estate investor would have to spend 20%–30% of the current market value of a single property just to get their foot in the door – this can easily add up to CAD $100,000 or more. Then they would have to accept a massive debt over their heads for up to 35 years. Plus, they would have to spend thousands of extra dollars per year on maintaining and managing the property, not to mention the headaches associated with keeping the property occupied by tenants. In the end, it's a wonder that private investors make any money at all on income properties.
The traditional way to reduce risk and debt loads is to share ownership with another investor who shares your vision for the property and your timelines. Of course, this still binds the investors to the financial risks for a very long time. Pacific Real Properties Group removes all of these barriers while maintaining the benefits. Therefore, property syndication with Pacific Real Properties Group is really an extension and an improvement of an existing tried and tested investment concept.
An individual investing with Pacific Real Properties Group will own units of a property portfolio which includes the best income producing residential properties in the best high–demand locations, with the best high–end tenants. Not many clients would be willing or able to spend the amount of money required on one property, never mind on several properties.
The benefit of the Pacific Real Properties Group property syndicate is that, using our national and international resources of property agents, financial advisors and legal counsel, we are able to offer investors joint purchases of properties well in excess of CAD $100,000 or even CAD $1,000,000. This ensures that we can get the best locations, the very best tenants, at prices that are just at, or below, the price most people are willing to pay for just one property – without any of the associated personal liabilities and risks.
Instant Diversification
By joining forces, investors are able to invest between CAD $25,000 and CAD $100,000 to own a percentage of a diversified and substantial property portfolio. Over a period of 12 to 18 months, many choose to invest in several portfolios and hence spread their risk. Quarterly payouts from property portfolios are welcomed by our investor partners throughout the year. The timing of these disbursements offer opportunities for more investment diversification, but this model is also particularly attractive to those in retirement age or close to retirement, as fixed income for financial planning purposes.
Escalating Income Streams
Typically, the property loans for Pacific Real Properties Group are repaid within 10 to 15 years and this really provides a great boost for medium to long–term investment planning. As an investment's loan is being repaid, it will be paying an escalating yield on initial investments, potentially up to 25–30% per year in cash plus tax deferred capital appreciation of 100%–200%, depending on the level of ownership at outset. This is a powerful and profitable model which suits most long–term investment clients as it is normally 10 to 15 years before they are looking at maximizing their investment income streams.
Exit Strategies – Our Pentagon Buy–back Plan™
The best investments in the world are worthless without a suitable exit strategy to meet your individual needs. Pacific Real Properties Group is proud to offer our Pentagon Buy–back Plan™. Investors who are ready to cash–in on their property portfolio growth have at least five simple options to liquidate their positions and collect the cash they have earned. All buy–backs are at full market value, unless otherwise agreed to by the individual investor.
- real estate portfolio units may be kept in ones estate to promote intergenerational wealth creation for loved ones;
- units may be sold by an individual to alternate investors;
- Pacific Real Properties Group may purchase units from investors;
- Pacific Real Properties Group may sell units to alternate investors on one's behalf;
- and other investors who are already involved in a property portfolio with you may purchase the units.
